Unlicensed boats, trailers or other vehicles violate city code and will be ticketed. Currently licensed boat trailers, campers, travel trailers, motor homes and boats may be parked at the rear of the front building line of each lot. Mobile homes, trucks exceeding 1-ton capacity, tents, barns and other similar outbuildings are not permitted on any lot or parked on the street, either temporarily or permanently, except in an enclosed structure or garage, without permission of the Architectural Control Committee. This work shall not be deemed trespassing. Domestic animals must be kept on a leash or within an enclosed area.Īfter 30 days notice, the Association has the right to enter a lot and remove, mow, cut, clear and/or prune any unsightly growth which may, in the opinion of the Association, present a fire or insect risk. Exterior clothes lines are limited to clothes trees. Lot owners cannot partake in noxious or offensive activity that causes embarrassment, discomfort, annoyance or nuisance to the community. Portable basketball hoops are considered obstructions and the Eustis Code Enforcement officers will issue citations for hoops left at the edge of a lot. Lot owners are responsible for maintaining the grass in this area but may not place any permanent items or leave any temporary items in this space. The most common easement is on the front line of each lot, which starts in the middle of the street and runs 33 feet into the front yard of each lot. Garbage cans, A/C units, pool pumps, storage tanks and all other mechanics must be blocked from view by either decorative landscaping or a structural enclosure (fencing) that is at least 36” in height. Condition of Building and GroundsĮach lot owner is responsible for maintaining his or her own buildings and property in such a way as to keep the neighborhood looking nice. Pets for commercial purposes (breeding, boarding) are prohibited. The only animals permitted are domesticated dogs, cats and caged birds. Air-conditioning, if installed, MUST be a central system. Dwelling Size and Building RestrictionsĪll residences shall be at least 1250 square feet, insulated and centrally heated. This includes trailers, tents, shacks, garages barns and other such structures. No temporary structures can be placed on the property. Repair of any vehicle can ONLY take place in an enclosed garage. Garages must look like garages, so don’t remove the door. (Children, grandchildren, aunts, uncles, cousins, etc. Lot owner may not sublet a portion to another family. Lots may be used for residential purposes only. Entering a lot for this purpose shall NOT constitute trespass. Exterior Maintenanceģ0 days after written notification that exterior maintenance of a property is required, the Board has the right to repair the deficiencies and charge the owner for the expense incurred. Failure of the board or ACC to respond within 30 days of the written request will be considered approval.Īrticle VI, Section 1. A dated written request must be submitted to a member of either board. Written approval from the Board or the Architectural Control Committee is required before a lot owner can erect a fence, wall, shed, tent or any other structure.
